Energy efficiency is frequently mentioned as the "low-hanging fruit" in reducing greenhouse gas emissions and our dependence on fossil fuels. Improving energy efficiency in buildings is vital to this effort given that residential and commercial buildings consume over 50% of the energy produced in the U.S. and account for approximately 40% of total U.S. greenhouse gas emissions. As a result, many municipalities have begun to look at ways to "green" their new and existing building stock. New York City has been a leader in this regard. In 2009, the City enacted its "Greener, Greater Buildings Plan," which, among other things, created a New York City energy code. In the last year it has also enacted various laws that amend its building code to require new and renovated buildings become more energy efficient. This program will explain and examine these laws and provide an overview of their impact on building owners, tenants and real estate attorneys. This program is essential for lawyers looking to assist their clients in navigating the rapidly evolving legal landscape of green building law.
